Who Pays the Commission?
In nearly all circumstances the seller pays the entire commission - usually half going to the listing agent and broker, and the other half going to the buyer's agent and broker. This means as your buying agent, our services are FREE to you!

A common myth amongst home buyers is that they will get a better deal going directly to the seller or their agent. The seller's agent can act as a dual agent, but it is unlikely they are going to negotiate the best deal for you, and the other half of the commission will just go to the dual agent for what is know as, "writing both ends of the deal."

Granted, the dual agent may offer some kind of buyer credits, but certainly not the whole commission and a good buyer's agent can save you many thousands of dollars by knowing the strength of the seller's position by looking at time on market, sales history, comparable home sales and listings, mortgage and other info from the title, and most importantly how to form an offer that will get results.
